Milestone Construction: Update

The State mandated Milestone repairs are under way.  Associated noise will be heard as it is unavoidable but, this is necessary  per requirement reflected in Section 553.899, Florida Statutes.
Expect related noise to be heard daily 9am-4pm.

Update 10-31-2024

As all of you know we faired really well after Hurricane Milton considering some of the other properties in Daytona Beach, but we definitely felt the effects with 80+ winds. Those effects will set us back a little with projects and the rebuild of our pool deck, but to reopen for owners, for guests, and to put the staff back to work in as little as two short days is truly amazing. 
  

It’s hard to put into words the amount of mess that needed to be cleaned up and the smell of the aftermath in the rooms, but with the hard work of Fred and our staff, we got it done! 
 
Unfortunately, about 2 feet of water got into our elevator shaft.  On Monday, the elevator stopped working.  The water caused the buffer switches to malfunction and as a result, the governor rope may need to be replaced as well as it is rusted.  To make matters worse, on Tuesday, the North elevator failed as well.  Mike being Mike came in even though he was on vacation that week.  He has saved has saved the resort untold amounts of money in elevator repairs, A/C repairs, door installs, etc., but  was unable to fix this one so both elevators were down for 3+ hours.  Several owners/guests professed their displeasure, but these were not matters that were in the control of the staff.  Mike even checked on the status of the elevators on his birthday today.

It is our sincere hope that owners recognize the incredible effort our staff puts forth to take care of our property.  The Board of Directors is working dilligently to address the daily operational matters, the issues associated with contruction, and the details of the Milestone project.  That said, it is the efforts of our staff make all of the difference.  Please take time to thank them when you see them.

Update: 10-16-24

Owners, 

Our dedicated staff went above and beyond following the effects of Hurricane Milton.  Many of the rooms had water in them.  Furnature had to be removed, water removed, and then all of the carpet was shampooed.  Even though some of our staff had to deal with damage at their own homes, they got the resort back up and running on Friday, just days after the storm and allowed folks to start checking in the next day.

Many have if there was damage to the pool deck area.  The fencing that goes around the pool equipment was damaged and will have to be replaced.  Water got under some of the pavers on the pool deck.  Those will have to be taken up and the sand re-packed.  We are working with our contractor to find out why water got under them.  We were quite fortunate overall.

The construction continues and this Friday, contractors will start the rebuild of the parking lot where it was damaged by the previous hurricanes.

Additionally, we are getting work started following our milestone inspection.  We will provide updates on these items as they get underway.

Update: 10-11-24

From our resort manager:
I know many of you are waiting for an update regarding the reopening of our resort.  The Tropic Shores staff is working extremely hard to get your resort back open tomorrow, but we took on a great deal of water intrusion in rooms from Hurricane Milton.  Some rooms will be damp, musty, and will have an odor, even once we do reopen.  Unfortunately the two bedroom units were hit the worst, so we may have to ask that you move to a one-bedroom.  You do have the option to change your week for a different week, but it will be based on availability until the end of January, 2025.

Update from the Board:  Many have asked about the sea wall and pool deck.  The staff has consontrated on getting the resort open, so they have not had a chance to do a thorough inspection of the outside of the resort; however, it appears that the seawall, and pool deck have not suffered any significant damange.
The fencing around the pool equipment was damaged, but in the scale of this situation, that is a small matter.  For those who were concerned about the pool deck, it is fair to say that we seem to have done well.  As far as moving forward with completion of the project, there is little doubt that the companies doing the work for us will have their own issues; thus we ask for everyone to understand that we can only control so much of this process/situation.  The Board will do its best to move everything forward as quickly as possible.
